You can try to apply this into your current home business marketing techniques. Other than that, you can use email marketing to keep in contact with them or even send them a Birthday card or Christmas card every year so that they will remember you when it is time to repurchase. When it is near Christmas time, send them an early Christmas card and include a leaflet or flier regarding your current products so they may purchase them as Christmas gifts for relatives and friends.

As the home market cools considerably, sellers need to reassess their attitude towards moving their property. In short, we are talking about a new mentality.

The New Home Seller Mentality

The five or six years have been a great time for people selling their homes. The biggest issue sellers seemed to face was simply the decision as to the taxes time to sell. Once that decision was made, one could practically ask for anything and get offers rolling in. Sellers had all the leverage. Buyers regularly worried about losing out on properties and tax happily pay a premium for just about any home. With appreciation rates skyrocketing and interest rates at historic lows, buyers just figured they would make money anyways.

As the home market cools, the leverage is the buy-sell process is switching to the buyers. Sellers can no longer ask outrageous amounts for their homes and expect to get flooded with offers. For sellers, this is a sad, but true development.

While things may favor buyers at the moment, many sellers are having problems changing their mentality. They are still acting like the market is hot. They figure out the value of their home compared to others in the neighborhood and then list their property for something much higher. After the last five years, it comes as a shock when the home just sits and sits with no offers coming in. If you are having this problem, you need to reset your thought process on how to go about selling your home. Yes, you are actually going to have to work at it.

The most important thing to consider is the price you are both listing the home for and willing to accept. If you try to sell at the top of the market for homes in your area, you are going to have problems. Home values are trending down, not up. Buyers also know they should never buy the most expensive home in a neighborhood since it limits their potential appreciation. If your home is priced at the top of the market, you are throwing your bait out to high above the buyers. This is not necessarily a mistake if you are willing to wait and wait for an offer. If you want to sell now, however, you need to aim for the middle of the market. Get an analysis of comparable homes in your area and their prices. Compare your homes to the field and price accordingly.

So how do you get started claiming a daycare tax deduction? You have your own children to take care of, but for some reason you’ve decided to help other parent’s out and take care of theirs too. You’ve decided to run a daycare out of your home. There is some good news in this, because of this you can apply for a daycare tax deduction on your taxes. Following are a few suggestions that should help you get started.

A good thing to know is that there are certain qualifiers to really be considered a daycare in the sense that will qualify you for the daycare tax deduction. In order to properly qualify you must be correctly certified or have valid exemptions. Obviously if you do not have these or your license has been revoked or rejected for any reason you are no longer qualified for this exemption and cannot legally apply for a daycare tax exemption.

Of course there are also a few factors that you need to know before calculating how much you can correctly deduct and use in qualifying for a daycare tax exemption. Anything related to the facility, in this instance your house that you used to run the daycare could be included. However, in order to calculate this properly you need to figure out what portion you use for business and what is used for living expenses. In this way you can use a portion of the amount you pay on your general bills, such as electricity, that may be employed in running your daycare. Only the amount used when running the daycare can be used to qualify for the daycare tax exemption.

Also included in expenses that can be claimed are any food you may use to feed the children or any employees. In fact you can deduct 100% of the employees meals and use this as part of the calculation for the daycare tax deduction. Of course this is only their salary or wages don’t already have a food allowance included. There needs to be careful records in order to use these amounts for the daycare tax deduction. It may be easier to keep a standard rate for all meals and snacks provided as part of the daycare. You can use this up to three snacks a day, beverages and three meals, but you cannot include any non-food items used to prepare the meal.

Therefore, in the end, not all is bad when it comes to running a daycare out of your home. By taking advantage of the daycare tax deduction you are gaining many benefits from running the daycare out of your personal residence. In addition, with careful calculations and a little extra work, you can make the daycare tax deduction work the best for you as it possibly can. So good luck!

This past Sunday at the archaeological site Olympia - near the Temple of Hera the 29th Olympic Games Torch was lit. This was the beginning of the five-month journey towards the 2008 Beijing Summer Olympic Games which will begin on August 8th.

The first torch bearer will be the Athens 2004 taekwondo medallist - Greek athlete Alexander Nikolaidis who will have the task to take the torch throughout Greece over a period of six days. Luo Xuejuan, China’s Olympic swimming gold medallist was the second bearer, taking the flame from Nikolaidis. The Greek athlete will then hand it over to the Chinese Olympic officials at the Kalimarmaro Stadium.

Despite the high security measures; the event was clouded by the interference of two pro-Tibet demonstrators who were carrying black flags. Also, other three members of the Paris-based press freedom group were displaying a banner with the symbol of the Olympics transformed into handcuffs a clear attempt of disrespect for the national symbols. All activists were detained by the police but later on released on bail.

Afterwards they were interviewed and stated the charges were “absurd and senseless”. Reporters Without Borders said: “We were in no way attacking the Olympic spirit tax Greece,”. “We were simply protesting against the policy being carried out in China during this period of intensifying repression.”

Despite the unusual oppositions Chinese climbers will carry the Olympic torch to the 8,444 metre summit of the highest mountain in the planet - The Everest. This is certainly a challenge not only for the climbers but the unsettle situation which is being lived at the Tibet does not make it any easier. In the past days the capital city of Tibet - Lhasa has been hit by continuous riots as the people who live in this land claim independence from China.
